Strategies For Taking Great Real Estate Photography FL Pros Use Themselves

By Kenneth Thompson

You are not going to get the best price for your house if you don't show potential purchasers how great it is. The better photos you post, the more interest you'll have, and the more calls you'll get from buyers wanting to schedule a tour. If you plan to take the pictures yourself, you'll need some high quality equipment, a home that is spotless and prepared for viewing, and some of the tricks for taking real estate photography FL pros always use.

Use a wide angle lens and HDR photography if you want to make pictures really pop and stand out from the competition. Wide angle lens obviously give you a wider shot, but they will also give your pictures more depth and details than would be possible otherwise. An HDR photograph is one taken of a subject at least three different times using a variety of exposure levels then meshed together to create one picture that maximizes the color and detail you could not get otherwise.

Natural lighting will show your house better than anything else. Professional flash equipment is not necessary to get great pictures in natural light, but a tripod is. You're going to get dark, blurred pictures if you try to do this without it. Using a tripod allows you to slow your shutter speed, giving you the natural light you envisioned and a crisp image.

Your interior photos will be much more effective with furnishings. Pictures without furniture can't give potential purchasers any sense of scale or whether the rooms are bedrooms, living areas, or dining areas. Walls, ceilings, and floors are all they see.

Furnishings help you create a feel for the size of a room and what it's used for as well as adding light and shadow to the image. You don't want to make the mistake of over furnishing though. Once you have the basics in the photo, stop decorating.

Virtual tours have become the norm. Many of these are 3-D. Buyers like this feature because it gives them a chance to view the house in a way that was only possible by actually going to the house and physically walking through it. You should not miss the opportunity to post your virtual tour on all the social media sites where you have a presence. Not only is it free advertising, it exposes your home to a wide range of potential buyers.

Amateur photographers make a mistake when they post too many vertical photos. Human eyes are accustomed to viewing the world at a ratio of 4:3 and 9:16. Because of this horizontal pictures are easier for people to understand. They are also more attractive to the people looking at them. If you're using your cell phone to take photos, keep this in mind.

Focus your pictures on the selling points in your home. If you have lots of light, architectural ceilings, or wide open rooms, be sure to emphasize those aspects of the house you're selling the in the photos you take. Amenities like pools, attached garages, and state of the art kitchens are features that bring the buyers in.
